Privacy, file retention and appropriate use

Landery stores only the information needed to run preliminary property screens, preserve reproducible evidence and support invited realtor testing.

What the beta stores

The service stores invited-user identity, project inputs, selected parcel identifiers and geometry, analysis evidence, conceptual scenarios, report exports, usage measurements, feedback and any reference files the project owner chooses to upload.

Invitations and access inquiries

No public beta application form is active. Landery stores the email address, access status and usage limits needed to operate invited accounts. If someone emails about a future test, Landery uses that correspondence only to answer the inquiry or consider future access. No payment information is collected.

What sign-in accesses

Landery supports branded email links and, during the initial Sites technical preview, an explicitly labeled Sign in with ChatGPT identity step. In either mode Landery receives only the verified name and email needed to check the invitation and create a session. It cannot access Gmail inboxes, contacts, ChatGPT conversations, projects, prompts, uploaded ChatGPT files, subscription details, cloud-drive files or social accounts.

Uploaded property material

Surveys, deeds, title records, septic or well records, photographs, KML and GeoJSON are private project references. The beta does not automatically interpret them and does not treat them as legal, environmental, engineering, survey or permit conclusions. Files are limited to 25 MB. They are never attached to a problem report, client link or export unless the user takes an explicit action supported by the product.

Retention and deletion

A realtor selects a 30-day, 90-day or one-year retention period for each upload. The project owner may delete a file immediately. Expired files enter the purge queue and are removed from private object storage; a minimal deletion audit record is retained. Saved source snapshots and issued reports are retained during the private beta for reproducibility, automated data-integrity checks and incident investigation. A tester may request project deletion through the same email thread used for the invitation.

Sharing and report ownership

Projects are private by default. A report may be shared through an unlisted, expiring and revocable link only after it passes the required automated quality and completeness checks. Uploaded reference files are not included in client links or report exports. Testers may use and share completed Landery reports for the preliminary property-screening purpose described in the report; Landery retains its product design, methods and software.

Security

Authentication and the invitation allowlist are enforced on the server. Email links expire after 15 minutes and work once. Sessions expire after 12 hours. Private file responses are checked against project ownership on every request.

Automated processing

Landery combines supported public and authoritative data, automated spatial analysis and documented local requirements to generate preliminary findings, conceptual possibilities, evidence labels and next steps. Its underlying analytical methods are proprietary. The software does not replace cited sources or professional verification. Uploaded legal and technical documents are not automatically interpreted in the current beta.

Feedback, analytics and internal monitoring

Problem reports and beta surveys may store the user, project, analysis, route, workflow stage, timestamp, browser, device, optional error code and the explanation the user submits. A screenshot is stored only when the user explicitly selects one. Landery uses usage measurements, failure logs and feedback to monitor completion reliability, source outages, PDF generation, unsupported-property searches and product usefulness. Human investigation is limited to system failures, reported problems, security or legal concerns and product improvement; it is not individualized report preparation.

Third-party services

Landery relies on hosting, authentication, email delivery, public-data agencies and mapping infrastructure to operate the beta. Those providers process only the information needed for their function and are subject to their own terms and privacy practices.

Preliminary-analysis limitation

The product is a screening and due-diligence planning aid. It is not a zoning determination, survey, title opinion, wetland delineation, septic approval, engineering design, appraisal or building permit. Users must confirm controlling conditions with the appropriate local authority and qualified professionals.
